Amancio Ortega, the billionaire founder of Zara owner Inditex, has expanded his European property portfolio with the acquisition of a major Paris business center. Pontegadea Inversiones, Ortega's family investment office, paid approximately 800 million, or $912 million, for Capital 8 from investment manager Invesco Ltd. NYSE:IVZ, making the purchase Ortega's largest transaction in Europe. The office complex, located at 32 Rue Monceau in Paris's 8th arrondissement, includes tenants such as British banking group NatWest Group, Japanese trading company Mitsubishi Corp. and alternative asset manager Tikehau Capital.
The Capital 8 purchase represents the largest European office transaction since 2022 and may highlight Ortega's continued appetite for high-profile commercial real estate. Pontegadea had secured an exclusivity period to complete negotiations earlier this year, before the transaction was reported as completed. Ortega has historically financed acquisitions with dividends received from Inditex, helping him build a property portfolio valued by auditors at approximately 19.3 billion in 2024. His estimated net worth stands at roughly $130 billion, with his Inditex stake accounting for more than three-quarters of that wealth.
Pontegadea's portfolio already includes Royal Bank Plaza in Toronto, The Post building in London and the Haughwout building in New York. The family office has also acquired Vancouver's Post building for C$1.1 billion, or $780 million, and Miami's Atlas Plaza for $105 million over the past year. Beyond real estate, Pontegadea agreed in 2025 to acquire a 49% stake in PD Ports, one of the UK's largest port operators, from alternative asset manager Brookfield Asset Management NYSE:BAM. Later that year, it joined a consortium led by infrastructure investment manager Macquarie Asset Management to acquire Australian logistics provider Qube Holdings in a transaction valued at approximately A$11.7 billion, or $8.2 billion, suggesting Ortega is continuing to diversify across large-scale infrastructure and logistics assets.
