CleanSpark NASDAQ:CLSK, a Bitcoin (BTC-USD) mining company expanding into data-center operations, has secured a 20-year infrastructure lease at its Sandersville campus in Georgia that is expected to generate $6.6 billion in contracted revenue. The company did not identify the tenant but described it as a high-investment-grade global technology company. CleanSpark stated that the agreement could produce as much as $11.6 billion in total revenue if the tenant exercises two additional five-year extension options.

The tenant plans to install infrastructure at the Sandersville site for a range of computing workloads, potentially giving CleanSpark a major long-term customer as it broadens its business beyond Bitcoin mining. The technology company has also signed a letter of intent and an exclusivity arrangement covering CleanSpark's entire Texas portfolio, which includes 718 acres and up to 885 megawatts of secured and planned power capacity. The Sandersville agreement represents CleanSpark's first data-center lease since the company announced in October that it was evolving from a pure-play Bitcoin miner to include artificial intelligence computing.

Investors may view the agreement as an important step in CleanSpark's effort to capture growing demand for AI computing infrastructure and develop more predictable, long-duration revenue streams. Other publicly traded Bitcoin miners, including TeraWulf NASDAQ:WULF and Cipher Digital NASDAQ:CIFR, have experienced share-price gains after securing hosting contracts with major technology companies such as Microsoft, highlighting the market interest surrounding miners that convert power and land assets into data-center capacity. CleanSpark's contracted revenue, extension options, and separate Texas arrangement could therefore become key factors in how investors assess the company's transition and the potential value of its infrastructure portfolio.
