Nvidia NASDAQ:NVDA, a leading designer of AI processors and data-center systems, has reportedly signed leases worth as much as $50 billion for Hut 8 NASDAQ:HUT, a digital-infrastructure company developing large-scale computing facilities, at its Beacon Point campus in Texas. The Financial Times identified Nvidia as the tenant, citing five people familiar with the agreement, although Reuters could not independently verify the report. Neither Nvidia nor Hut 8 directly confirmed Nvidia's reported role.

Hut 8 previously disclosed that the one-gigawatt campus had secured a 15-year contract carrying a base value of $19.6 billion, potentially rising to $50.2 billion if renewal options are exercised. The company described the customer as an existing investment-grade business that would install computing equipment for large-scale AI training and operations. According to the Financial Times, Nvidia could sublease the facility to neocloud partners that purchase its GPUs and sell AI computing services to customers.

Nvidia said it was working with ecosystem partners to accelerate AI-infrastructure deployment through its DSX AI factory architecture, without confirming or denying the reported lease. DSX combines Nvidia technology with equipment from partners to design, construct and operate large AI data centers. Financially, the potential $50.2 billion renewal-inclusive value is approximately 2.6 times the $19.6 billion base contract, illustrating how much of the disclosed opportunity depends on lease extensions rather than the initial term. Investors may focus on whether the arrangement expands demand for Nvidia systems while increasing the company's exposure to financing and infrastructure commitments.
